What this calculator assumes

• Victorian stamp duty uses the first home buyer exemption and concession bands in our shared rate file, current as at July 2026 — full exemption to $600,000 with a sliding concession to $750,000.
• Lodgement and registration fees are indicative Land Use Victoria amounts totalling about $250.
• A 5% deposit under the Home Guarantee Scheme avoids lenders mortgage insurance but property price caps and eligibility criteria still apply.
• Savings are assumed to be set aside each month with no interest earned and no change to the purchase price.
• Rates and thresholds current as at July 2026.
